Where to look for cheap rooms in London
East Ham and Ilford consistently sit at the top of the cheapest areas to rent in London table, with single rooms from £700/mo. Both are on the Elizabeth line — so you're 28–30 minutes from Liverpool Street for around half the rent of Hackney.
Leyton and Forest Gate (~£750/mo) are the next value tier — both have improved dramatically over the last five years and now attract young professionals priced out of Hackney and Stratford.
Peckham, Tooting and Lewisham lead South London for value: rents start around £750–£800/mo with strong transport links and excellent food scenes that rival much pricier areas.
For Zone 2 value, Dalston, Bethnal Green and Mile End offer the best balance of central access and reasonable rents (£800–£850/mo). All three are well-served by Overground or two tube lines.
Avoid the Zone 1 premium trap — Shoreditch, Islington and Kensington charge 20–55% more than nearby areas with barely any commute time difference. Bethnal Green is 12 minutes to the City; Shoreditch is 8 — but £100–150/mo cheaper on single rooms.
