Most platforms let anyone list anything. We don't. Agents who optimise for volume, speed, and revenue — not tenant experience — don't belong here.
No duplicate listings
We actively monitor for the same property listed multiple times. First offence = warning. Second = removal.
No fake availability
Listing a property that's already let to harvest leads is a permanent ban. We verify availability on complaints.
No lead harvesting
Tenants contact you through the platform. Direct phone numbers are not shown until a genuine enquiry is established.

What we verify before approving you
Every application goes through this checklist. Missing any single item = rejection.
Companies House verified
Your company must be active and registered with Companies House. We cross-check your registration number.
Property Redress Scheme membership
You must be a member of the Property Redress Scheme or The Property Ombudsman. No exceptions.
Deposit protection scheme
You must use a government-approved scheme: TDS, MyDeposits, or DPS. We verify this during review.
Director identity check
We require a passport or driving licence from the company director or named agent.
Listing quality review
We review 2–3 sample listings. Real photos, clear pricing, no bait wording. Low-effort listings = rejection.

How the application works
Complete the application form
Business info, compliance details, identity verification, and 2–3 sample listings. Takes about 10 minutes.
Pay the £19 application fee
Non-refundable. This filters out unserious applicants and sets the expectation: Roomero is a premium channel.
Manual review (2–5 business days)
We verify your company on Companies House, check your website, review your sample listings, and confirm your redress scheme membership.
Approval + restricted access
Approved agents get dashboard access. All listings go through moderation initially. Listing caps apply per plan.
